Balcony Town Hall Meeting on Feb. 7, 2018 at 7:30pm in Community Room

Dear Owners & Residents,

The Facility Engineering Associates (FEA) balcony condition assessment report for the Towers Condominium has been released. This narrative report, excluding Appendixes referring to individual balconies, provides recommendations and summarizes the conditions found during the individual balcony inspections performed in September 2017.

References to individual balconies are confidential and have been redacted from the narrative. If you have not received the narrative portion of the property-wide condition report, please contact the Management Office for a copy.

The individual balcony condition reports should be released by January 31, 2018. There will be a Town Hall Meeting on February 7, 2017 at 7:30pm in the Community Room to review the individual report format, cost categories and answer questions.  If you have any questions, please send them to the Board of Directors or wait until the Town Hall Meeting.

At this stage of the process, without having decided on the scope of work or possible railing options, it is not possible to obtain competitive bids. Competitive bids will be obtained before the approach or scope of work is decided. Competitive bids could be higher or lower than FEA’s cost estimates.

The approaches being considered are “programmatic” and “ad hoc”. A programmatic approach would repair all balconies over a 2-3 year period, including the application of a waterproof sealer and protective coating, and the replacement of guardrails. An ad hoc approach would continue the existing process of repairing only groups of balconies in the worst condition and repairing and retaining the existing guardrails.

The Board has formed a working group of three Board members, Peter Stathis, Brad Halligan and Aida Harding, to assist the full Board in selecting balcony coating and guardrail options. We plan to display pictures of these options in the Lobby for community viewing. We are looking for an indoor garage location to display samples of the initial balcony coating options.
